Who will actually do the work?
Toledo Foundation is a lead referral service. We connect you with one independent local contractor who works in Toledo. That contractor inspects your home, writes the estimate and does the work if you hire them. Your agreement for the work is with them.
Is the inspection really free?
Yes. The inspection and written estimate cost nothing, and there is no obligation to go ahead.
Why do so many Toledo basements leak?
Much of Toledo sits on heavy clay from an old glacial lake that drains slowly. In normal years the water table in those soils sits near the surface from November through May. Flat ground and deep frost add to it.
How much does foundation repair cost in Toledo?
One cost guide puts Toledo jobs at about $2,300 to $23,700, and the national average is about $5,200. Basement waterproofing usually runs $3,000 to $10,000. Your exact price comes in writing after the free inspection.
My basement wall is bowing in. What are my options?
Most bowing walls are held in place with wall anchors in the yard, steel braces, or carbon fiber straps on the inside. Walls that moved too far are dug out and rebuilt. The fix depends on how far it moved and what is outside the wall.
Is water coming up my floor drain a foundation problem?
Usually not. That points to the sewer. The city says basement flooding can come from a broken or blocked sewer line or from unusually heavy rain. A plumber or sewer cleaner checks the line, and the fix is often a check valve or standpipe.
Will the City of Toledo help pay for a fix?
For public sewer backups, yes. The city's basement flooding grant pays the first $1,000 of eligible work and half of the next $1,000, up to $1,500. Homestead Exempt and HEAP households can get up to $2,000. It does not cover wall waterproofing or footer drains, and it needs two written quotes.
Does homeowners insurance cover foundation repair or a wet basement in Ohio?
Settling and water seeping through walls are usually not covered. The Ohio Supreme Court has ruled that a standard water exclusion can apply to sewer backups. A sewer and drain backup endorsement is the usual add-on. Ask your agent.
Do I need a permit in Toledo?
The City of Toledo has issued residential alteration permits for basement waterproofing. Your contractor should know when a permit is needed and pull it.
How long does the work take?
Crack injection is often done in a day. Interior drain tile and wall anchors usually take one to three days. Digging outside or rebuilding a wall takes longer. Your estimate should list the schedule.
When is the best time of year to fix a basement?
Any time you see a problem. Inside work can be done year round. Some crews like to tighten wall anchors in drier months, and outside digging is easier when the ground is not frozen.
Does the repair come with a warranty?
Many contractors offer a warranty on anchors, piers and drain systems, and some transfer to the next owner. Get it in writing with your estimate and read what it covers.
